Chimney Repair & MasonryChimney repair & masonry in Yorkville, IL
From tuckpointing and crown rebuilds to flashing and liner repair, we fix the things that let water and heat go where they shouldn’t. Most chimney trouble in the Fox Valley starts with water — and the longer it sits, the more it costs.
A chimney takes more weather than any other part of your house. It stands above the roofline in full sun, rain, and wind, and every Illinois winter puts it through dozens of freeze-thaw cycles. Water works into tiny cracks, freezes, expands, and pries the masonry apart a little more each year. Catch it early and a repair is small. Ignore it and you’re looking at a rebuild. We find the water’s path, stop it, and put the structure back to sound condition.
The repairs we do most often
Tuckpointing
Over time mortar joints erode and crumble, leaving gaps for water. We grind out the failed mortar and repack the joints with a matching mix, restoring both the look and the weather seal of the brick.
Crown rebuilds
The crown is the concrete slab at the very top that sheds water off the chimney. When it cracks — and most eventually do — water runs straight down into the masonry. We rebuild crowns with a proper slope and overhang so they actually shed water.
Flashing repair
Flashing is the metal seal where the chimney meets the roof, and it’s the most common source of ceiling stains blamed on “a roof leak.” We reseal or replace failed flashing to keep water out of the attic and walls.
Liner repair & relining
A cracked or deteriorated flue liner is a safety issue — it lets heat and combustion gases reach the surrounding structure. We repair or install stainless liners sized to your appliance so the flue vents the way it should.
Signs your chimney needs repair now
- White, chalky staining (efflorescence) or dark water marks on the brick
- Pieces of mortar, brick, or tile showing up in the firebox or on the roof
- A damp smell, stains on the ceiling, or peeling paint near the chimney
- A crown you can see cracks in from the ground
- Rusted firebox or damper — a sign water is already getting in
A lot of these turn up during a routine inspection, which is the cheapest way to catch them early. Once the masonry is sound, waterproofing keeps it that way. Repair pricing depends on scope — see the pricing page for starting points and call for an on-site assessment.
Chimney repair questions
Why is my chimney leaking when the roof is fine?
Most “roof” leaks near a chimney are actually the chimney itself — failed flashing, a cracked crown, or water soaking through porous brick. We trace the real path of the water instead of guessing.
What is tuckpointing, and do I really need it?
Tuckpointing is grinding out failed mortar joints and repacking them with fresh mortar. If the joints are crumbling or you can see gaps, yes — those gaps let water in, and water is what destroys masonry here.
Can you fix just the crown instead of rebuilding the chimney?
Often, yes. If the brick below is still sound, rebuilding the crown and sealing the masonry can add years before anything bigger is needed. We’ll tell you honestly which situation you’re in.
How do I know if my flue liner is cracked?
The only sure way is a camera scan during a Level 2 inspection. Warning signs include pieces of tile in the firebox and a chimney that recently had a fire. A cracked liner is a safety issue and shouldn’t be used until repaired.
Is it better to repair or reline?
It depends on the liner’s condition and your appliance. Minor issues can be repaired; a badly deteriorated clay liner is usually best replaced with a correctly sized stainless liner. We base the recommendation on what the camera shows.
What time of year should masonry work be done?
Mortar and sealants cure best in mild, dry weather, so spring through fall is ideal in our area. Urgent leaks we address as soon as conditions allow — water damage only gets worse waiting.
Will new mortar match my existing brick?
We match the mortar mix and color as closely as the original so the repair blends in rather than standing out as a patch. On older Fox Valley homes that matching matters, and we take the time to get it close.
Do you quote before starting?
Always. We assess the chimney on site, explain what needs doing and why, and give you a price before any work begins. Nothing starts without your approval.
