Chimney WaterproofingChimney waterproofing in Yorkville, IL
A breathable sealant that blocks rain from soaking into your brick while still letting trapped moisture escape — the quiet, inexpensive step that stops the freeze-thaw damage behind most masonry repairs in the Fox Valley.
Brick and mortar look solid, but they’re porous — they drink water like a sponge. In an Illinois winter, that absorbed water freezes, expands, and cracks the masonry from the inside out. Repeat that a few dozen times a season and you get spalling: the brick face flaking off, joints opening, and a chimney that ages a decade in a few years. Waterproofing stops the water from getting in before that cycle ever starts, which is why it’s one of the highest-value things you can do for an exposed chimney.
Why ordinary sealers are the wrong choice
Here’s the catch: you can’t just paint on a hardware-store waterproofer. Standard masonry sealers form a film that traps any moisture already inside the brick. Come winter, that trapped water freezes and does the exact damage you were trying to prevent — sometimes worse. The right product is a breathable, vapor-permeable repellent made for chimneys. It keeps liquid rain out while letting water vapor pass through, so the masonry can dry. We use products formulated for this purpose, not a general-use sealer.
What the service includes
- An inspection of the masonry first — waterproofing seals good brick, it doesn’t fix cracked brick
- Any needed tuckpointing or crown repair before sealing, so you’re not locking damage in
- Thorough application of a breathable, vapor-permeable repellent to the full exposed masonry
- Attention to the crown and joints, where water gets in first
When waterproofing makes the most sense
It’s ideal right after tuckpointing or a crown rebuild — you’ve just paid to restore the masonry, and sealing protects that investment. It’s also smart for any older chimney showing early signs of water uptake: white efflorescence staining, a few flaking brick faces, or a damp smell near the fireplace. A good application typically protects for several years before it needs renewing. We confirm the masonry is sound during a chimney inspection, then seal it. Pricing is on the pricing page.
Waterproofing questions
Can’t I just use a sealer from the hardware store?
We don’t recommend it. Most general masonry sealers form a film that traps moisture inside the brick, and in our winters that trapped water freezes and causes the very damage you wanted to avoid. Chimneys need a breathable, vapor-permeable repellent.
What does “breathable” actually mean?
It means the sealant blocks liquid rain from getting in but still lets water vapor pass out. The masonry can dry instead of holding moisture against the next freeze. That difference is the whole point.
How long does chimney waterproofing last?
A quality breathable application typically protects for several years before it needs renewing. Exposure, brick condition, and weather all factor in, and we’ll give you a realistic expectation for your chimney.
Should I repair the chimney before sealing it?
Yes. Waterproofing protects sound masonry — it doesn’t fix cracks or crumbling joints. We inspect first and handle any tuckpointing or crown work before sealing, so you don’t lock damage inside.
What is that white chalky stuff on my brick?
That’s efflorescence — mineral salts left behind as water moves through and evaporates off the masonry. It’s a clear sign the brick is taking on water and a good reason to waterproof after any needed repairs.
Is the best time of year to do it limited?
Sealants cure best in mild, dry conditions, so spring through fall is ideal here. The masonry also needs to be dry when we apply, so we schedule around the weather.
Will waterproofing change how my brick looks?
A proper breathable repellent soaks in rather than coating the surface, so it generally leaves the natural look of the brick unchanged — no glossy sheen. You get protection without a painted appearance.
Is this really worth it?
For an exposed chimney in our climate, it’s one of the best-value steps you can take. A modest sealing job can delay or prevent tuckpointing and rebuilds that cost many times more.
