Chimney Sweep in Batavia, ILBatavia, IL Chimney Sweep & Masonry Repair
As the oldest city in Kane County, Batavia has a deep stock of 19th-century limestone-and-brick homes — and chimneys that have weathered well over a century of Illinois winters. United Chimney Sweepers brings real masonry skill to the Windmill City, seven days a week.
Historic masonry in the Windmill City
Batavia was founded in 1833 and earned its “Windmill City” name as the world’s leading windmill producer in the late 1800s — a heritage you can still see along the Riverwalk and at the Depot Museum. That long history left the city with a rich stock of old homes, many built with the local limestone, and their chimneys are among the oldest we work on anywhere in the Fox Valley. Century-plus masonry eventually needs attention at the mortar joints, the crown, and sometimes the liner. Our chimney repair and masonry crew handles repointing and crown rebuilds with care for the original stonework and brick.
Inspect before you repair — and before you buy
With so many historic homes, Batavia sees a lot of chimney inspections tied to home sales, and for good reason. A proper chimney inspection documents the true condition of an old flue and structure, which protects both buyers and sellers from surprises. Even if you are staying put, an inspection before any repair makes sure the work addresses the real problem. We follow the NFPA 211 standard and never invent issues to pad a job.
Keeping water out of old stone and brick
Historic masonry is porous, and once water gets in and freezes, each winter does a little more damage. For Batavia’s older chimneys we often recommend a sound crown, a well-fitted cap, and breathable waterproofing that seals out rain without trapping moisture in the stone. Paired with a yearly sweep, that is the most cost-effective way to preserve a chimney this old. United Chimney Sweepers is family-owned by Michael and Mark Lloyd, bonded and insured, and voted Best Company in Illinois in 2021.

Batavia chimney questions
My Batavia home is one of the old limestone houses. Is its chimney different to service?
The principles are the same, but older stone-and-brick chimneys call for extra care in the repair work. Matching mortar to historic masonry matters a great deal — a modern hard mortar can actually damage soft old brick and stone by concentrating stress. We approach these chimneys with that in mind, repointing and rebuilding in a way that respects the original material. Sweeping and inspection are straightforward; it is the repairs where experience with historic masonry pays off.
I’m buying a historic home in Batavia. Should I inspect the chimney first?
Strongly recommended. A home more than a century old may have a chimney with hidden issues — a cracked liner, failed crown, or deteriorated joints — that are not visible during a walkthrough and that the general home inspection may not cover in depth. A dedicated chimney inspection gives you a written picture before you commit, so you can budget for any work or negotiate accordingly. It is a small step that can save a large surprise.
How long does a chimney crown last?
A well-built crown can last decades, but on a historic Batavia chimney the original crown may be well past its prime. The crown is the concrete or masonry top that sheds water away from the flue, and when it cracks, water runs straight into the chimney structure. Signs of a failing crown include visible cracks, crumbling edges, and water stains below. Rebuilding or repairing it is one of the highest-value fixes on an old chimney, because it stops water at the source.
